Not too long ago, I posted my thoughts that the City of Richmond needed to lower their business taxes (or get rid of them) in order to draw businesses into the downtown area. Well, it looks like there is a movement afoot to do just that! I really hope the city's leadership sees the importance of doing this as the city's future depends on it! If they don't, we can expect more of the same stagnant growth downtown (relative to the counties). Actually, downtown has been booming lately, but just think of how much more it would be with the same BPOL as the counties, or no BPOL at all! Every big business would be clamoring to move downtown from the burbs for the prestige of being in the central business district! A lowered or eliminated BPOL might just be the incentive businesses need to fill up the vacancy downtown and you might just see more new construction to include more highrises as well! This could be HUGE for Richmond! Eliminate or at least lower the BPOL to the level of that of the counties! Eliminating it would make making the move from the burbs to downtown worth it! Here is a proposal for a 180-unit apartment complex which would be seated at the base of the Jefferson Park hill. I've wondered when this empty lot would be developed.

Anyone know about this conceptual design from Fultz Architects? I would love to see this spot in Shockoe Bottom developed. 

 

 

I could not find anything on it but it is crossing a property line where a new 8 story extension of Canal Lofts with 2 story retail fronting Main is pending approval:

Historic Housing, run by Louis Salomonsky and David White, is looking to start construction this summer on a $12.5 million project at 1817 E. Main St. It will include an 8-story, 76-unit building and a 2-story mixed-use building fronting Main Street.

Temporarily dubbed Canal Lofts V, the project was endorsed Monday by the Richmond Planning Commission and should go before Richmond City Council on May 11.

And here is a potential 96-unit school renovation (abandoned since the '60s) in Northside:

 

 

 

The Canaan Housing Foundation has requested city approval for the construction of a multimillion-dollar 92-unit apartment project for low-income elderly residents in the former St. Elizabeth’s School at 1031 Fourqurean Lane.

I would love to see a real rending of this project.  I'm curious what they 8-story portion will look like.  Good to see more Shockoe development happening!

I'm not thrilled about losing that left travel lane for the sake of food trucks that aren't going to park down there anyway.

 

Looking at some other plans it appears food trucks may be able to stage inside the park instead.

There are schematics on the city's legistrar site from the most recent planning commission hearing. Not easy to link to it though. Seems nothing awe inspiring but should fit in well.

While poking around I see signs of American Tobacco Center looking into developing the empty lots across 20th street.

From meeting minutes:

Ms. Chen presented the staff report and summarized the applicant’s request for conceptual review and Commission comments for the construction of a new, six-story multi-family apartment building that incorporates two levels of structured podium parking in the Shockoe Valley Old and Historic District. The revised elevations have been greatly simplified but still lack the monolithic, single material massing of the surrounding industrial buildings.

More development for Scott's Addition: 

 

"Spy Rock Real Estate Group plans to demolish the former Symbol Mattress Co. facility at 1814 Highpoint Ave. to make way for a new construction development that would include about 190 apartments and about 55,000 square feet of commercial space."
