I regularly check ArchitectureFirm's website. I love their work and my gardening company recently worked with them on Common House.

Check out this gem!! They had a basic conceptual rendering a while ago, took it off the website, but now it's back and prettier than ever. I hope this comes to fruition.

Great find! Seems like something that would be built in Manhattan or Brooklyn. Very urban. Love it! I don’t know how financial feasible a tower like this would be in Richmond due to lower land costs but it looks great and I’d love to see towers like this pop up all over Monroe ward and the cbd.

This appears to be for Broad and Madison. Would be great for it to come to fruition.  Nice cluster there anchored by Quirk, CommonHouse, Ledbury, etc.

Is that parcel the same one referred to in this article? If so then Bank Street Advisors would be behind the project - same development team behind One Canal and Soda Flats

Their other two developments are low rises...if this is real, this would be a significant increase in height over their other projects in Richmond...a great find. Would love to hear more soon!

At least if the renderings are adhered to, we'd be looking at a 25-story residential tower at Madison and Broad. Curious to know how a 25-story residential building would stack up relative to tallest buildings in Richmond?

I really hope this gets built - and to that full height (25 stories) - or more. Consider that if it gets built it will be only a few blocks from the proposed 15-story residential building at 321 W. Grace Street. These two buildings would be a FANTASTIC kick-start to Monroe Ward development!

Let's hope and pray this tower comes to pass!

Using the average residential floor height of 13' I am getting 325'.  With its elevation of 174' that puts its prominence at 499', placing third behind James Monroe (511') and 600 Canal Place (506') while being 8th in architectural height (in between BoA and City Hall).  Personally, I would expect it to come out a bit shorter perhaps around 300' (CNB is 282' at same elevation), making its prominence (474') 5th, just shy of City Hall (480').

Whoa!  That's a nice spreadsheet!  Did you build that?  If so, that's impressive!

I also think that if your calculations are correct, this new tower would appear to be about the same height as 600 Canal and the Monroe tower in the skyline - you can't tell the difference between so few feet.

Thank you.  I have a pile of these including one for Navy Hill that calculated property and tax values, etc.  I expanded this one to include all of Virginia's towers over 200' so this is the filtered view.

What an incredible resource you've created there.  Wow!  Looks like you have all proposed towers/buildings included there too.  It would be nice to see everything that is being proposed/under construction.  There are so many that I've forgotten half of them.  Only the big projects stick out in my mind.  It's a good problem to have for sure!

Looks like a new phase of The Shops at Stratford Hills is about to start.   The pdf focuses on the Chipotle and outparcel, but on the site plan it shows townhomes as well.   Richmond is really starting to grow in all directions!

Planning Commission backs proposed Libbie Avenue townhomes - Richmond BizSense

Nice infill development on Libbie between Grove and Patterson.  I love the idea of that area taking on a slightly denser feel.

Lisa Clark, SMBW- wood prices up 200% - reevaluating classic 5story wood frame model , do we go higher, more units? 5 story is on way out, land values are pushing higher
Walter Parks - vague but mentioned trying to plug in a few more pieces into the Locks development, South Falls
Frank - a lot of work at Sauer Center now and upcoming - renderings on walls behind him next to Whole Foods Sauer renderings, nothing i recognized - could be future Saur Center pieces? attractive  brick 5-6 story buildings with retail at bottom
Alex Lanari - sub contractor market used to more complex projects, building systems - lend themselves to healthy appetitive of complex projects
Whitney Campbell - rehab stock dwindling - market changing from rehab to infill development primarily - ppl like historic odes though, illusion of history
Lisa Clark - Soda Flats will be perfect example of new infill with ode to historic industrial vibe
Walter Prks- i do not like replication of old buildings next to old buildings, creates a parody - we gotta go forward, we can build to relate not to mimic
mixing of classifications - residential is now office w \amenity packages - office is now residential(?) , hospitality is now...? i think point was blurring of market segments, also no longer need a 'third space' per Whitney with diversification, flexibiltiy of primary spaces
Walter Parks - problem is not people in permitting - it is the interoperability of people BETWEEN departments
Alex Lanari - city has a lot going for it- delegated inspections, digitization of permitting
Alex L - prefabrication then shipping to site will become more popular, also more modular contruction
Walter - I hate prefab because it diminishes impacts of architect (werent they South Falls? - thought they did well there despite)
Whitney - flexibility of development plans is crucial for developers, will coworking stick can it be adapted to a middle way, less expensive?
Lisa - build parking garages to be converted at later date, Richmond still car city now but beginning to change in some neighborhoods

Interesting video featuring Walter Parks the man himself in Richmond talking about new construction methods we are seeing and why. Most of the buildings they review are right here in Richmond.
