United Dominion Reality Trust is in the process of purchasing 5-acres of land located in the Trinity Industrial District, located between Stemmons Freeway and the Trinity River. Plans for the project may include up to 400 rental units. The site is close by DART's Victory light rail station. No time table was given for the project.

Another article about the future of the Trinity Industrial District which shows a positive outlook for the area.

United Dominion Realty, a Virginia real estate investment trust, is working with builder JPI of Irving to buy a former rail yard on Industrial Boulevard for apartments.

So far, United Dominion and JPI aren't saying much about what they will build.

"We think that it is a real upcoming and energetic urban neighborhood," said United Dominion spokesman Larry Thede.

Also, Jim Lake Cos. will be converting a 3-story building into 92 loft apartments.

I actually came across them while looking up another project, but they were at the website for BGO Architects. http://www.bgoarchitects.com I think they look good, but I'm not crazy about the design for 211 N. Ervay. (I edited in a few more projects to that post).

There was an article in todays DMN about another conversion project in West End. The six-story Purse Building will contain ~70 residential units plus some ground floor retail space. The article said that BGO Architects would be involved in this project as well.

within 1 mile of the CBD loop Dallas has a pop of 60-70,000 and this will continue to increase rapidly. There is plenty of density in place like Uptown or Bryan Place that are adjacent to the CBD. The CBD itself is now going through a residential boom. Thousands of units are under construction, conversion or renovation, as well as soon to be announced plans for more residentials. I'll start another thread that will better show how much Dallas will change over the next 5 years.

I completely agree. You cannot compare one city's downtown to another, especially when the other city is many times larger. For some cities, the dense urban core is simply the CBD. In Dallas, the CBD is incredibly dense office/commercial center. In the example of Charlotte and Dallas, Dallas' CBD has as much office space in the downtown area (38 million sq ft) as the entire Charlotte region (39 million sq ft). Just for comparison purposes the Dallas/Ft Worth metro has a total of 244 million sq ft off lease-able office space.

So to effectively market space, many people live just north of the CBD in Uptown, which in some ways might be considered an extension of downtown since only a freeway separates the two. Uptown has more room for developers to build. It also has room for such things as grocery stores, more restaurants, clubs, etc. The best thing about Dallas' Uptown, in my opinion, is that just north of downtown you can find residential units with incredible views of the beautiful Dallas skyline.

If you are going to compare a city, like Charlotte for example, it might make more sense to compare it to a city closer in size.

A project called Village on the Green has broken ground on a 5-acre site near the Galleria. The project will be 5-stories in height and contain about 200 apartment units, 90,000 sf of ground floor retail, and a small park.

He said that although the Galleria neighborhood is now dominated by suburban-style construction, the area will gradually become more pedestrian-oriented. "Five years from now you will see something pretty special in that area," he said.

Gables Residential Trust is expected to recieve financing this week to convert the Republic National Bank Building in downtown Dallas to apartments. The 36-story building will house 229 apartments on the floors 10-34, the other floors will house amenities, offices, etc. Work on the project is expected to take 18 months.

Plans for two new residential buildings where announced for Cityplace at the site of the Hank Haney Golf Center / Driving Range.

The first building is being developed by Fairfield Residential and Cityplace Co. and designed by WDG Habib Architecture. The building will feature an exterior made of masonry, metal and glass.

The second building is being developed by Trammell Crow Residential and Cityplace Co. and designed by Good, Fulton, & Farrell Inc.

Both buildings will be 20-stories in height.

An article looking at 2005 as the turning point for downtown Dallas, in total about $1 billion in development is planned.

Almost 1,200 apartments and condos are now under construction in a half-dozen projects. And nine development deals in the works will bring 1,200 to 1,500 more homes to the core.

Along with the much-needed residential projects, two office buildings, a $275 million performing arts center and a Main Street hotel are under construction.

There are currently 20 condo projects under construction in the areas in and around uptown and downtown Dallas which will create 2,600 new units. 1,100 more units are currently planned for future projects.

"It's baffling to me," said Cassie Gibson, managing director of market research at Dallas-based Residential Strategies Inc. "Developments under construction are all selling well, and every day more people are announcing new projects. They don't seem to be worried that there's no historical data to support this amount of supply in the market.

"More than anything else, I think early successes in other real estate markets is creating confidence," Gibson said. "Developers think Dallas is going to be the next Miami or the next Las Vegas."

It is estimated that 25%-30% of the urban condo buyers in Dallas are out of town investors.

All of that construction is insane, especially how high-end those places are.

I traveled to Dallas for two weeks a month from Jan 04-March 05 and loved it. Since then I have been going to San Antonio, which is a completely different city in so many ways.

I miss Dallas and the $2 Fat Tire drafts on Tuesday nights at Quarter Bar.

Work began recently on the conversion of the 36-story Republic Bank Tower into hundreds of apartments. The building will also get a new entrance and lobby, fitness center, and rooftop garden and pool. The original exterior aluminum panels will be kept, but the windows will be replaced. The first units will be availible by late 2006 or early 2007.
